THE BIG LIE, OR THE BIG JOKE,
OR DATA OUR ‘RULING ELITE’ CHOOSE TO IGNORE.

The bulk of the American people are 'deer in the headlights' listening to 'seasonally adjusted' data and the 'trash talk' from the realtor and building associations.

USA CENSUS BUREAU DATA AS OF:
End of 3rd quarter 2008

Total Housing Units 130,357,000
Owner Occupied 75,896,000
Renter Occupied 35,834,000

Vacant Homes for Rent 4,012,000
Vacant Homes for Sale 2,227,000

Vacant Homes Held off the Market Houses Used Occasionally 2,029,000
Houses Vacant Year around 1,063,000
Vacant Houses for Seasonal Use 4,785,000

Technically, with total disregard as to condition or location or suitability....there are 15+ million vacant or under utilized houses in the USA.

Annual Rental and Ownership Absorption Rates
Rentals Owner
2004 -75,000 1,763,000
2005 592,000 750,000
2006 444,000 600,000
2007 1,545,000 -599,000

2008* 120,000 732,000
*9 months of 2008

We have a large surplus of houses.

Future ownership negatives: higher property taxes, higher insurance costs, possible contracting incomes, continued weak pricing structure.
